We meet with our investors to discuss risk tolerance, anticipated rates of return, property types, etc. We then use that information to formulate a customized investment strategy which allows the investor and Provident to better focus the investment dollars.
Provident identifies new property based on the pre-determined investment strategies. We evaluate current holdings against the newly formulated investment strategy. These properties are then redeveloped, repositioned in the market or sold. Provident also handles the financial and/or physical due-diligence/investment evaluations.
For investments that are to be held short, medium or long term, Provident will assume the management responsibilities, customizing our management program based on the needs of the individual property. We average 97% to 98% occupancy rates. Our average residential resident stays with us 3+ years. Our average commercial tenant stays with us 5+ years.
Using our on staff maintenance team and/or trusted contractors, we can facilitate all rehabilitation work on value-add properties, market flips, and property re-positioning.
